A three-bedroom at 1428 Lincoln Avenue in the Haynie's Corner neighborhood fetched $312,000, clearing its $267,000 reserve by $45,000 after twelve registered bidders. Another four-bedroom on Riverside Drive near the former Evansville State Hospital site reached $289,000, beating its $255,000 reserve by $34,000. Both closings are scheduled for August 12.
Prices and volume
The weekend median sale price landed at $241,000, up $12,000 from the same dates last year. Clearance rates improved from 61 percent recorded in the first weekend of June. Agents at the Evansville Area Association of Realtors noted that five of the cleared lots sat in census tracts 13 and 17, areas that received city facade-grant funding through the 2024 Downtown Revitalization Program.
One parcel at 619 Fulton Avenue drew particular attention when it sold for $198,000 after a reserve of $172,000. The 1,450-square-foot home had been listed for 19 days. Comparable sales within two blocks averaged $185,000 during the second quarter.
